NYC Office Conversions Surge as 16K Units Planned in 2026

NYC office-to-apartment conversions double, with sites like Candler Building leading the way

New York City continues to lead the nation in office-to-residential conversions, as developers accelerate efforts to repurpose underutilized office space.

Developers have planned 16,358 apartment units for conversion this year. This total nearly doubles the 8,310 units recorded just 12 months ago. As a result, the trend highlights a rapidly shifting urban real estate landscape.

One of the latest projects involves the landmark Candler Building at 222 W. 42nd Street. Yellowstone Real Estate Investments secured a $205 million construction loan to move forward with the redevelopment.

The project will transform largely vacant office space into 176 residential units, including both market-rate and affordable housing. Previously, developers considered converting the property into a hotel. However, current market conditions have shifted priorities toward residential use.

Yellowstone acquired control of the building in 2022 following financial distress tied to the previous ownership. Now, the firm is repositioning the asset to align with evolving demand in the city.

Meanwhile, broader data reinforces the scale of this trend. A recent report from RentCafe shows that more than 26,000 apartment units are currently in the conversion pipeline across New York City. Most of these projects are concentrated in Manhattan and involve former office buildings.

Compared to other major markets, New York stands far ahead. The city has roughly twice as many conversions as Washington, D.C. and four times as many as Chicago. Therefore, it remains the clear leader in adaptive reuse activity.

Overall, this surge reflects a broader shift in urban real estate strategy. As office demand evolves, developers continue to reposition assets to meet growing residential needs. In turn, office-to-apartment conversions are becoming a key solution for revitalizing aging buildings and increasing housing supply.
