Comcast Advertising is expanding its Manhattan office footprint with a major lease in Times Square.
The Philadelphia-based company’s advertising division signed a 140,000-square-foot lease at 1540 Broadway. The transaction ranks among Manhattan’s largest office leases this year.
Moreover, the deal will make Comcast Advertising the largest tenant at the Times Square office tower.
The company plans to consolidate operations from two nearby Manhattan locations. Those offices currently total approximately 118,000 square feet.
As a result, the move represents an increase in Comcast Advertising’s overall New York office footprint.
The new space will also support FreeWheel, Comcast’s advertising technology business. Consolidating teams could provide greater operational efficiency while bringing employees together within one location.
Meanwhile, 1540 Broadway is undergoing a significant renovation designed to enhance its workplace environment and amenities.
Comcast will surpass Schrödinger as the building’s largest tenant. The drug-discovery software company occupies nearly 130,000 square feet.
The transaction also reinforces a broader trend across New York City’s office market. Companies continue prioritizing modernized buildings with strong amenities and desirable locations.
Additionally, high-quality Midtown properties have benefited from tenants seeking upgraded workplaces that support employee recruitment and retention.
