Nicolas DeCotiis

Nicolas W. DeCotiis is a Vice President at Chilmark Real Estate Services, where he advises corporate occupiers, healthcare providers, and investors on strategic real estate decisions across leasing, acquisitions, and dispositions. He brings nearly a decade of experience helping organizations align real estate strategies with operational, financial, and growth objectives.

Nicolas specializes in medical office leasing, as well as the purchase and sale of office and mixed-use buildings, guiding clients through complex transactions that require a nuanced understanding of zoning, clinical build-outs, regulatory considerations, and long-term investment fundamentals. In addition to representing tenants and buyers, he works closely with developers and ownership groups, leveraging those relationships to identify off-market opportunities and deliver informed, market-driven guidance.

Prior to joining Chilmark Real Estate Services, Nicolas spent more than seven years at Jones Lang LaSalle, where he served as an Associate Vice President and managed leasing assignments totaling over 3 million square feet. During his tenure, he generated $1.3M+ in annual revenue, achieved consistent double-digit growth, and helped clients reduce occupancy costs by up to 20% through disciplined negotiation and strategic space planning.

Representative clients include FEM Real Estate, Genesis Health, Knuckles Manfro LLP (as well as other regional and national law firms), Rand Logistics, Procida Lending, and Lerch, Vinci & Bliss LLP.

Nicolas serves as a Board Member of the Greater Newark Holiday Fund and sits on the Advisory Board of Columbia Bank, contributing strategic insight across nonprofit and financial institutions.

He earned a Bachelor of Science in Journalism–Advertising with a double major in Psychology from the University of Colorado Boulder and completed one year of legal studies at Seton Hall University School of Law. While not a practicing attorney, his legal education informs a disciplined, risk-aware approach to complex real estate transactions.
